What international buyers need to understand about Greece
A different country. A different legal system. Different rules.
Buying property in Greece works fundamentally differently from most Western jurisdictions. There is no solicitor or conveyancer acting for you by default. There is no title insurance. The notary authenticates the contract but does not represent either party, does not verify the ownership history, and does not check for encumbrances or planning violations. That responsibility falls entirely on you.
Many international buyers rely on local lawyers who speak some English. That can help with the language barrier, but it does not solve the underlying problem: you need someone who understands both legal systems, who applies international professional standards, and who works exclusively in your interest. Not someone who also represents the seller, the agent, or the developer.
Unclear ownership records, unregistered mortgages, unauthorised building extensions, ongoing inheritance disputes: these are not unusual in Greece. They are identifiable before you commit, but only through an independent legal review carried out on your behalf.
Everything you need for a legally secure property purchase in Greece
What we handle for you
Whether you are just starting to explore or already have a property in mind, we are on your side. From the first question to the final registration, we manage the entire legal process for your purchase.
Check and protect
- Advice, so you always make the right decision. Have questions about the process, a specific property, or the risks of buying in Greece? We assess your situation and give you a solid basis for every decision you make.
- Contract review, before you sign. Have you received a draft contract? We analyse the purchase agreement for legal risks, missing clauses, and unfavourable terms. You receive specific recommendations for changes and know exactly what you are signing.
- Title verification and due diligence. Full examination of the ownership status, land registry and cadastral records, existing mortgages, encumbrances and legal restrictions. Verification of planning permissions and building compliance. All carried out on the ground, by us, before you commit.

Your property. Legally verified.
Every property in Greece has its own legal history. We examine it fully before you sign anything.

We handle it. You decide.
Every legal step of your purchase in Greece, verified, coordinated and managed by your firm in Athens, Thessaloniki and Berlin.
Handle and complete
- Tax number, power of attorney, documentation.
We apply for your Greek tax number (AFM), prepare the notarial power of attorney, draft and review all contracts and documents, and file the property transfer tax declaration. Every administrative step is managed by us. - Notary signing and registration in your name.
We sign the purchase contract at the notary on your behalf, register the deed with the land registry or cadastral office, and resolve any registration issues with the relevant authorities. You do not need to travel to Greece. - Personal support in English, throughout the entire process.
The entire process is communicated and documented in English. You have a dedicated contact who knows both legal systems and is available whenever you have a question.
In short: we handle every legal step required for your property purchase in Greece. Fully. In your name. In English. Tell us where you stand. We will tell you what the next step is.
Why we are the right partner for your purchase
What sets us apart
We are not a Greek firm that happens to speak English. We are a Greek and German law firm, licensed in both countries, with offices in Athens, Thessaloniki and Berlin. We have been managing property transactions in Greece for over 20 years.
We operate in both legal systems. Simultaneously.
Licensed with the Thessaloniki Bar Association and the Berlin Bar Association. When a problem arises in Greece that requires a solution under German or international standards, or the other way around, we do not refer you to another lawyer. We solve it ourselves. No intermediary, no translation chain, no delay.
We work exclusively for you as the buyer.
No estate agency work. No connection to sellers, developers, or agents. If our review finds that a purchase is not safe, we tell you. Directly. That is the difference between a service provider who wants the deal to close and a lawyer who protects your interests.
We know where the risks are hidden.
We know the typical pitfalls in Greek property law not from textbooks but from over 20 years of practice: inheritance disputes, unregistered encumbrances, missing building permits, problems with land registry registration. This experience informs every review we carry out for you.
A structured process you can rely on.
Fixed fee, agreed in writing before work begins. Every document and opinion delivered in English. A clear sequence of steps with defined timelines and written deliverables. The transaction takes place in Greece, but the process follows the standards you expect from a regulated European law firm.

Frequently Asked Questions
What you should know before buying property in Greece
The Greek buying process works very differently from what you may be used to. Here we answer the questions international buyers ask us most often.
Do I need to travel to Greece to buy property?
No. Via notarial power of attorney, we handle all signatures and official procedures in Greece on your behalf. The entire process, from title verification through notary signing to land registry registration, can be completed fully remotely. Many of our clients complete their purchase without visiting Greece at all.
What is the difference between your service and a Greek notary?
In most Western jurisdictions, a solicitor or conveyancer acts for you during the purchase, and a notary or title company provides additional safeguards. In Greece, the notary only authenticates the contract. They do not represent either party and do not verify ownership, encumbrances, or planning status. We take on the role that a solicitor, conveyancer, or title company would play in your home country: verifying everything, reviewing the contract, and ensuring the purchase is safe before you sign.
What does your service cost?
The initial assessment is free. In our response, we outline the scope of work and the fixed fee for your specific case, before any costs arise. There are no hidden charges and no retrospective adjustments.
How long does the buying process take in Greece?
Between accepted offer and land registry registration, typically 6 to 12 weeks. The timeline depends primarily on the availability of ownership documents and the notary’s schedule. We provide a realistic estimate for your specific case after the title review.
Do I actually need a lawyer to buy property in Greece?
There is no legal obligation to hire a lawyer. In practice, however, you are purchasing property in a legal system that works fundamentally differently from what you are used to: the notary does not advise you, the land registry does not carry the same reliability guarantees, and preliminary agreements can be binding without notarisation. Without independent legal representation, you bear the entire risk of the title check, contract analysis, and correct completion of the transaction yourself.
Can you represent non-EU buyers?
Yes. We represent buyers of any nationality. The legal process for non-EU buyers involves some additional steps, including specific documentation for the tax number application and, in certain areas, a security clearance requirement. We outline all requirements specific to your nationality in the initial assessment.
